5 Telltale Signs You Need a New Roof

A solid roof above your head is crucial if you want to continue living in a cozy and leak-free home. If replacing an aging or damaged roof is delayed, it could result in a host of problems down the road. So watch out for these five warning signs to determine if it is time to get a new roof.

1. Curling Shingles

Curling shingles are a common sign of weathering and often indicate that moisture-related issues such as leaks are pretty close to occurring. Depending on the severity of the curling, it could take anywhere from one to five years before the shingles fail and you require a new roof.

2. Missing Shingles

Replacing a few shingles here and there should be no problem. The real concern is that it is almost impossible to get new shingles to match the color of the old shingles, especially if the granule colors have changed with weathering. If your roof is starting to look like a checkerboard or a large portion of your roof has cracked or missing shingles, it may be time to replace the whole thing.

3. Granules in Gutters

A little bit of granule loss after installation is normal. If you find excessive amounts of granules in your gutters after high wind or storm, your shingles may be halfway through their useful life.

4. Sagging Roof

If your entire roof is starting to sink, you should be concerned. This is typically a symptom of a severe structural issue with the decking in the attic or foundation. Sagging is easier to address when it is small and localized, so once you see a depression along the roofline, call in an expert immediately.

5. Light Through the Attic

If light can get into your attic, so can rain. How much time your roof has left depends on the extent of the damage. Minor leaks can be patched, however, the presence of structural damage with old age might make it more cost-effective to have your roof replaced sooner rather than later.
