Roof protrusions. Flashing strips and sealants protect the roof against water intrusion around vents, chimneys and skylights. However, they deteriorate over time to the point that they can no longer stop moisture from penetrating the attic. Make sure to check your roof’s protrusions to see if the flashings around them are still intact or need to be replaced.

Roof trim. The trim running along the roof edges is one of the most vulnerable components of the system. The shingles, which lie directly above it, can’t protect it from the elements, particularly wind and precipitation. It’s prone to warping and corrosion, which is why it needs to be checked as well during a routine inspection.

Soffit. This is the exposed surface beneath the eave’s overhanging section. In addition to covering the rafters that make up the roof’s structure, the soffit also plays an integral role in keeping the whole system well-ventilated. It has small holes that allow cool air to enter the attic and hot, moist air to be pushed out via the exhaust vents located at the roof ridges. Consider checking the soffit for gaps, water stains and rot.

Valleys and ridges. These are the areas of the roofing system where two roof planes meet. Like the protrusions discussed above, they also are protected against water intrusion by metal flashings. This way, water runoff channeling through them can’t penetrate the inner roofing layers and cause leaks and moisture damage.
